Warranty covers what the builder got wrong, and it stays free. The maintenance plan covers what every house needs. One never stands in front of the other.

Your builder decides what each plan includes and what it costs, and the portal shows you the list before you join. These are examples of how builders set them up — the names and prices on your builder’s portal are theirs.

    The schedule and the reminders

    The plan runs the calendar. The visits are extra, priced before you approve them.

    Service visits are not included. Book one from the reminder and the sub quotes it; you approve the price before anyone comes out.

    The visits are in. Your builder’s subs come on the schedule, labor included, and you never book a thing.

    Labor for the scheduled visits is included. Parts, and any repair the sub finds while there, are priced and approved before they’re charged.

    All scheduled work and labor is included. Repairs outside the plan are still priced and approved first — no surprise bills at any tier.

No surprise bills. You see what it is and what it costs, and you approve the price before any work is charged. Warranty work is never charged, and nothing billable is charged until you’ve approved the price.

What do I actually get for the monthly price?

Whatever your builder put in the plan — the portal shows the list before you join. A basic plan runs the calendar: a maintenance schedule built from your house’s own manuals, a reminder when something is due, the portal to submit a request and talk to the sub, and your documents and service history in one place; service visits are booked from the reminder and quoted before anyone comes out. A scheduled-service plan includes the visits and the labor — HVAC tune-ups, the boiler, the dryer vent, the water heater, the appliances. A whole-house plan adds lawn, gutters, septic, and snow for one number a month. At every tier, a repair outside the plan is priced and approved by you before it is charged.

Do I have to join the maintenance plan to get warranty repairs?

No. Warranty repairs are your builder’s obligation and are free whether or not you join a plan, and joining never changes how quickly warranty work is handled. The maintenance plan covers upkeep — the service every house needs from day one, regardless of who built it.

Can I be charged for a repair without agreeing to it?

No. Every request is classified warranty or billable when you submit it. If it is billable, you see the price in your portal and approve it before any work is charged; approving puts a card or bank account on file but charges nothing. When the work is done you get a completion notice: approve it and the saved method is charged, or report a problem and nothing is. If you do neither, the charge goes through after your builder’s review window — 24 hours by default. The amount can never exceed what you approved.

Who shows up to do the work?

The same trades your builder uses — the plumber, electrician, or HVAC company who already know the house. Your request goes to them the moment you submit it; you and the sub talk directly in the portal to schedule it, and they post status and photos as they go. Your builder sees every step.

Do I need an app?

No. The portal runs in a web browser on any phone, tablet, or computer. Your builder sends you a link; you sign in and everything about your home is there.
